The largest Ukrainian chain of stores of the One dollar store format “Avrora” became the first tenant in the industrial park in Lviv

The first phase of M10 Lviv Industrial Park in Lviv, a 14,400 sq m Class A warehouse complex, has been commissioned and leased to Aurora Multimarket.

Today, on May 7, 2024, Dragon Capital inaugurated the first phase of the industrial park with the participation of Lviv Mayor Andriy Sadovyi. The business event was also attended by representatives of the Lviv Regional Military Administration, Ukrainian business, and Dragon Capital CEO Tomas Fiala.

“Firstly, it means jobs, people will have jobs and this is important, and secondly, it means taxes. Today, the state desperately needs resources to defend itself and support our Armed Forces, so everything related to economic independence is our priority. When you come here in a month, there will be life here, jobs, people and dynamics. Today we see only the first stage – 14 thousand square meters, and in total 140 thousand square meters should be built. Already today, an investor has invested UAH 400 million, plus insurance – this is an example.

We have already opened the Sparrow Industrial Park in Lviv, which is operating and developing. We are currently working on the site where the city industrial park is located. I think that next year we will already see active life there – production areas. And today, Tomas Fiala, a Czech by nationality, is a much greater patriot than many people who talk about patriotism,” said Andriy Sadovyi.

There are already 13 Aurora stores in Lviv. In November 2023, the company’s new distribution center with an area of more than 7,000 square meters was opened in the city and more than 300 jobs were created.

M10 Lviv Industrial Park is a modern logistics complex built during the full-scale war in Ukraine, which symbolizes the resilience and inevitability of Ukrainian business development.

Tomas Fiala also shared the company’s plans for the development of the industrial park.

“The fact that the first phase of M10 was fully leased to a Ukrainian retail company is a testament to the resilience and development of business in Ukraine despite the martial law. Currently, there is a high demand for logistics and industrial real estate of a qualitatively new level in the country, namely the development of industrial parks with their own infrastructure, high level of service and the use of energy-saving technologies.

Our international partners, the EBRD, are ready to invest in projects of the M10 Lviv Industrial Park level. And Dragon Capital, as the owner of one of the largest portfolios of logistics real estate in Ukraine, will continue to develop this area,” emphasized Tomas Fiala.

The territory of M10 Lviv Industrial Park envisages the construction of five more phases of modern logistics and production complexes. The developer provides an opportunity to develop an individual project for the client, ensures high speed of construction and connection to networks, organizes common infrastructure and services for all residents of the industrial park.

M10 Lviv Industrial Park is a new industrial park being actively developed by Dragon Capital in the industrial zone of Lviv’s Ryasne-2 neighborhood near the M10 international highway, just 60 km from the Polish border. The European Bank for Reconstruction and Development (EBRD) will invest up to 35% of the cost of M10 Lviv Industrial Park, with investments of up to $24.5 million, of which $5.5 million has already been allocated to finance the completion of the first phase of the project. In September 2023, MIGA, the World Bank’s International Investment Guarantee Agency, provided M10 Lviv Industrial Park with a 10-year guarantee. The guarantee for an investment of $9.2 million covers the risks of physical destruction of the facility due to enemy shelling and/or loss of control over it.
